How do you define “exceptional” in today’s luxury market?
In today’s luxury market, exceptional is defined by location, lifestyle, and quality. It starts with an incredible setting—whether that’s lakeside, offering expansive views, or set on meaningful acreage—along with access to strong school districts and desirable communities. Today’s buyers are especially wellness-focused, so features like saunas and wellness-oriented spaces have become increasingly important.
How do you position a premium property to stand out in a competitive market?
This requires a highly strategic and comprehensive marketing approach. We believe in going beyond standard exposure and creating a truly elevated presence across every available channel. That means robust, high-impact marketing through print advertising in top-tier publications, strong social media visibility to reach both local and global audiences, and targeted email campaigns. Equally important is creating a premium viewing experience for qualified brokers and agents. By curating private, high-quality showings, we ensure the property is presented at the level it deserves, while generating meaningful conversation within the brokerage community. When a home is marketed everywhere and experienced thoughtfully, it stands apart and commands attention.
How do you guide clients through pricing, timing, and discretion?
Guiding clients through pricing, timing, and discretion starts with education, transparency, and respect for their priorities. Pricing is critical in the luxury space. We conduct a thorough market analysis and provide a clear, data-driven recommendation, while recognizing that the final decision always rests with the seller. Being priced correctly from the start is key to generating interest and protecting the value of the property. When it comes to timing, we always share market insights and typically recommend launching in the spring when buyer demand is strongest. That said, timing is ultimately the seller’s decision, and if their schedule doesn’t align with the ideal window, we adapt our strategy to work within their timeframe—often preparing photography and marketing materials in advance so we’re ready to move quickly when the moment is right. Discretion is equally important. It’s our responsibility to safeguard our clients’ privacy, which means carefully vetting showings, working closely with trusted agents, and requiring proof of funds to ensure only serious, qualified buyers are granted access. This approach protects the client while maintaining the exclusivity of the property.
