Here’s a quick piece of advice from Julie Sutton, head of Coldwell Banker’s Julie Sutton Group: When you’re going to sell your home, the photos should look like the pages of a home magazine.
Sutton is one of the best in the real estate business when it comes to marketing a home to sell it—drawing on her vast years of experience in marketing and advertising before she moved to real estate.
“It’s important to think about marketing in different ways,” she says.
For example, think of the online listing as the first showing. Sutton is realistic about this, accepting the fact that most buyers today start their home searches not by reaching out to a realtor but on their phones or laptops. One of her key skills is helping sellers stage their home so that it appeals to the right buyer, right off the bat.
“There’s a difference between interior design and staging. Interior design is meant to capture the personality of the homeowner. Staging is the opposite. It minimizes what’s happening in the foreground. It should quiet all of that down so the features of the home can speak,” she says. “We’re not selling the red pillows. We’re selling ceiling height and windows and crown molding and hardwood floors and white Calcutta countertops. You need to be able to let those things do the talking.”
She has been helping sellers’ homes do just that for almost seven years, and absolutely loves the process. “I’m selecting paint colors, picking out tile and lights, and helping move out older furniture,” says Sutton, adding that she has an entire warehouse of furniture she often brings in to help stage a house, and she sometimes works for up to two days staging a home and getting it ready for photos. “Staging creates a sense of teamwork. It’s something I’d do every single day if I could.”
