In real estate, what will never be replaced by technology?
The role of a capable and competent broker will never be replaced by technology. While advances through vehicles like artificial intelligence will undoubtedly expand and enhance our abilities, the consumer will continue to find much needed confidence and value from the advisor-like relationship with their broker.
How do you leverage marketing to differentiate yourself from the competition?
For me, it’s about creating individual marketing personas for each home. Truly understanding the property and, beyond that, the lifestyle that the next owner(s) will be living in their new home allows us to custom-tailor a marketing strategy that drives results—with an emphasis on measurable mediums so that our clients can track effectiveness. Marketing without a method is a waste of resources and leaves your client’s success story to chance.
What are your top staging tips?
Less is more when preparing a home for the market but too bare and you’ve lost an opportunity to help highlight the personality within. With a majority of sellers remaining in their home during the sales cycle, my staging strategy is a combination of the client’s current furnishings with new pieces from my own inventory that work to sophisticate the space—always with a focus on showcasing the room, not the furniture.
